TL;DR: Oria, an inland municipality with 2,219 registered residents, recorded the highest foreign share of property-search activity in Almeria, with international users accounting for 58.5% of visits to homes for sale during the first quarter of the year.
Overseas interest reaches inland Oria
Foreign interest in Almeria property is not limited to the province’s coastal towns. One of the clearest signs of international demand is coming from Oria, a small inland municipality where overseas users made up 58.5% of visits to homes listed for sale during the first quarter of the year.
The figures come from idealista/data and refer to interest in properties for sale, rather than completed purchases. Even so, they place Oria among the Spanish municipalities where international demand represents more than half of all property-search activity.
With 2,219 registered residents, Oria stands out sharply against the wider provincial picture. Foreign demand accounted for 17.4% of visits to properties for sale across Almeria province, while the figure for Almeria city was 8.2%.
Oria’s unusual profile
The 58.5% figure makes Oria an unusual case within the Almeria property market. The municipality’s share of international interest is more than three times the provincial rate, despite its inland location and small population.
Oria is also part of a relatively limited group of Spanish municipalities where foreign demand sits between 50% and 60%. Other examples listed in the data include Nerja and Frigiliana in Malaga, Moraira, Benitachell and Benissa in Alicante, and Tijarafe and Pajara in the Canary Islands.
Some municipalities, particularly in the Balearic Islands, record an even higher proportion, with foreign interest exceeding 60%. Oria nevertheless occupies a notable position because it shows that strong international attention is also reaching smaller inland communities.
British interest leads
British users are the largest foreign group looking for homes in Oria. They are followed by users from the Netherlands and Germany, a pattern that broadly matches the international profile seen elsewhere in the province and along the Mediterranean coast.
The United Kingdom is also the leading foreign market for property searches across Almeria province. The Netherlands and Germany follow it at provincial level, underlining the continuing connection between the area’s residential market and these countries.
The source data does not indicate how many properties were sold or how many searches resulted in a purchase. It does show, however, that British interest is not confined to the best-known coastal destinations. In Oria, it forms part of a wider overseas audience giving the inland municipality a highly international property profile.
Almeria above coastal rivals
At provincial level, Almeria recorded foreign demand of 17.4%, meaning that more than one in six visits to homes for sale came from outside Spain. This places Almeria among the Spanish provinces with the strongest international property interest.
The province ranked ahead of Tarragona, Valencia, Cadiz and Huelva in the figures cited. It also recorded a higher share than 15%, although it remained below Spain’s leading international property markets.
Alicante topped the provincial ranking at 32.3%, followed by the Balearic Islands at 28.2%, Malaga at 27.1% and Santa Cruz de Tenerife at 26.5%. Girona reached 22.5%, while Las Palmas recorded 20.3%.
Against that national backdrop, Almeria’s 17.4% confirms that international demand is an important part of the province’s housing market, even though the strength of that interest varies considerably between municipalities.
City and inland contrast
The comparison with Almeria city highlights the difference particularly clearly. International demand in the capital stood at 8.2%, around half the provincial figure. British users were again the main foreign group, followed by France and Germany.
The contrast suggests that overseas interest in Almeria property is not concentrated in the provincial capital. Instead, it is spread across different municipalities and shaped by different types of demand.
Oria is the most striking example in the figures. A municipality of just 2,219 registered residents recorded foreign interest in 58.5% of the property-search visits analysed by idealista/data. Almost six in ten potential buyers viewing homes for sale came from abroad, making this small inland town one of the province’s clearest signs of changing international attention.
