TL;DR: Mortgage lending for homes in Almeria rose sharply between the first halves of 2023 and 2026, with the average amount per loan increasing by about €22,000.
Bigger mortgages for Almeria homes
Buying a home in Almeria now involves substantially larger mortgage sums than it did three years ago. Figures for the first six months of 2026 show that both the number of housing loans and the total capital borrowed have increased since the same period in 2023.
According to data from the Instituto Nacional de Estadistica (INE), around 4,632 mortgages were recorded on homes in the province during the first half of 2026. Together, they represented approximately €546 million in lending.
In the first six months of 2023, there were about 3,270 housing mortgages, with a combined value close to €313 million. That means the number of operations has grown by around 42%, while the amount of money involved has risen by approximately 74%.
More money per mortgage
The difference becomes clearer when the total capital is divided by the number of loans. On this basis, the average mortgage rose from roughly €95,700 in the first half of 2023 to about €118,000 during the same period of 2026.
That is an increase of approximately €22,000 per operation. The figures indicate that property transactions in the province are now being financed with considerably larger amounts than they were three years earlier.
However, the average mortgage should not be treated as the sale price of a typical home. A loan may not cover the full value of a property. The final calculation can also be affected by the deposit paid by the buyer, the proportion financed by the bank and the individual terms of each mortgage.
Recovery after 2023
The figures also show a clear change in the market’s direction over the period. The first half of 2023 marked a significant slowdown compared with earlier mortgage activity, with 3,270 loans and around €313 million in capital recorded.
A recovery began the following year. During the first six months of 2024, approximately 3,782 housing mortgages were registered in Almeria, representing close to €359 million in lending.
The strongest jump came in 2025. In the first half of that year, the province recorded 4,892 mortgages and around €554.5 million in mortgage capital. Compared with the same period in 2024, that amounted to almost €195 million more being financed in just one year.
Three years of change
The 2026 figures are slightly below the 2025 total in both the number of operations and the overall capital borrowed. Even so, they remain well above the levels recorded in the first half of 2023.
Mortgage activity rose from 3,270 operations in early 2023 to 3,782 in 2024, then reached 4,892 in 2025 before standing at 4,632 in 2026. Over the same period, the capital involved moved from around €313 million to €359 million, then €554.5 million and €546 million.
Seen together, the figures point to a housing market in which financing has become larger in scale. The increase in average lending does not by itself establish how much homes cost, but it does show that each mortgage operation now represents significantly more borrowed capital than it did three years ago.
