Almeria leads Andalusia as second-hand home prices rise 18%

Property prices climb across Almeria

Almeria has recorded the strongest annual increase in second-hand property prices among Andalusia’s provinces, according to the August 2026 Fotocasa Property Index.

The average asking price for homes in the province reached €1,803 per square metre, following an 18.4% rise over the previous year. That was the largest increase in Andalusia, ahead of Jaen at 13.6%, Seville at 11.9% and Cadiz at 11.6%.

The provincial market also continued to move upwards over the shorter term. Prices rose by 1.1% between July and August, even as the wider regional market recorded a monthly decline.

Almeria outpaces the region

Andalusia’s average price for second-hand housing stood at €2,958 per square metre in August, 10.9% higher than a year earlier. However, the regional figure fell by 0.5% during the month, marking the second consecutive monthly decrease.

Fotocasa describes the wider Andalusian market as entering a period of slower growth after recording annual increases of more than 20% for much of the previous year. Almeria province is still moving considerably faster than the regional average, although its average price remains 43.1% below the national figure listed in the index.

The figures point to a market that is not moving uniformly across the province. The strongest increases are being recorded in some coastal municipalities, while the provincial average is being lifted at a different pace from the capital.

Garrucha sees sharpest pressure

Garrucha stands out in the latest figures. Prices for second-hand homes in the Levante Almeriense municipality rose by 38.7% over the year, reaching €2,355 per square metre.

That was the second-highest annual increase among the Andalusian municipalities analysed by Fotocasa. Only Santa Fe, in Granada province, recorded a larger rise, at 59.4%.

Garrucha also saw an unusually large monthly increase of 11.7%. Its average price was therefore more than €550 per square metre above the provincial figure in August. The result highlights the stronger pressure visible in this part of the coastal residential market, although the index does not provide a breakdown of the factors behind the rise.

Capital grows more steadily

Almeria city recorded a more moderate increase. The capital’s average asking price reached €1,929 per square metre in August, up 8.9% compared with the same month a year earlier.

Among the eight Andalusian capitals included in the Fotocasa figures, Almeria was the sixth most expensive. It remained below Malaga, at €4,387 per square metre; Cadiz, at €3,446; Granada, at €2,893; Seville, at €2,854; and Cordoba, at €2,082.

The capital was nevertheless above Jaen, where the average stood at €1,796 per square metre, and Huelva, at €1,692. This places Almeria city in a different position from the province as a whole: prices are still rising, but at less than half the annual rate recorded across the province.

A market with different speeds

Taken together, the figures show two distinct trends within Almeria’s housing market. The province is experiencing one of the biggest annual increases in Andalusia, while Almeria city is seeing a steadier rise and certain coastal locations are recording much stronger movements.

Across Andalusia, second-hand property prices have now posted annual growth for 70 consecutive months, dating back to November 2020. The recent monthly falls suggest that the pace may be changing, but the regional average continues to conceal substantial differences between provinces and municipalities.

For residents, buyers and property owners, the August index provides a snapshot of asking prices rather than a uniform measure of every home sold. It nevertheless shows how sharply the market differs between Garrucha, the provincial average and Almeria city as the wider Andalusian increase begins to moderate.
