Virgen del Mar Building Exterior Overhaul
Addressing Past Issues and Renovation Scope
The historic Virgen del Mar building, centrally located in Almeria and sharing a plaza with the city’s patron, is nearing completion of major interior improvements and now moves to revamp its exterior. Previously, structural and sanitation issues such as rat infestations were resolved in upper floors as part of municipal adaptation works. The current phase focuses on a full exterior overhaul, which includes updating the façade, windows, terraces, and roof, alongside improving universal accessibility at the main entrance on Plaza Virgen del Mar.
Focus on Energy Efficiency and Comfort
This renovation aims to enhance both thermal and acoustic insulation to significantly reduce the energy demands of the building. The upgrade will improve comfort for municipal staff and public visitors alike, while modernising the building’s visual appeal in the heart of the city. Past acquisitions of the property involved some controversy, particularly with the building’s challenging climate control, issues that these works intend to resolve.
European Standards Drive Design Principles
The redesign will adhere to the New European Bauhaus initiative and comply with Spain’s Law of Architectural Quality. Its framework rests on three European pillars: sustainability promoting circular economy and zero pollution; aesthetics enhancing the urban environment beyond functionality; and inclusivity ensuring barrier-free access in line with the European Green Deal’s accessibility commitments.
Bidding and Project Criteria
Almeria’s city council has launched the tender for architectural and engineering proposals to create the project’s plans and oversee the works. With a budget of just under 63,000 euros for the design phase, the selection panel prioritises solutions that maximise energy efficiency using passive design techniques and environmentally friendly materials. The goal is to translate this investment into tangible energy savings and long-term operational cost reductions for the municipality.
